This contract will provide the modality to have a completed design of a project presented to the contractor as a work/project package to provide and apply pre-qualified and documented unit rates for a fixed price solution on a defined project of multi-disciplined facets. There may be various amounts of funding available during the timeframe of the contract for the types of projects listed below Projects can vary from fit outs/early works, civil works, electrical/mechanical works, architectural matters including sustainability and accessibility, with complex physical solutions for security, health, conference and conference technology, information technology and integrated building systems. DESCRIPTION OF PROJECTS: 1.1 DESCRIPTION OF TYPES OF PROJECTS: (Subject to funding: Any of these types of projects may be procured separately outside of this contract, but the type of work is indicative for this contract. Additional information may be available during the mandatory on-site visit during the tendering process) : 1.1.1 PHASED FITOUT: Phasing of Niger Building Flexible Workplace-Rebuild floors/Base Building in possible phases. These projects require the phased internal refurbishment of floor areas of the eleven-storey of Niger Building with a floor size of approx.1400 sqmts each. The project involves upgrades of new floor, wall and ceiling finishes, new lighting, communications, Wi-Fi, access controls and general power, dry and wet fire services, doors and door hardware, refurbished wet areas including kitchenette, toilets and heating, ventilation, and air conditioning system- HVAC. A pilot office project for the above scope for the 2nd floor is underway in late 2023. A pre-emptive next phase could be a ground and first floor refurbishment with Office needs but a focus on the Information Technology/Data Centre and Security Centre/Data Centre. 1.1.2 PHYSICAL SECURITY: Areas may include Security North Wall, Carpark Extension Level 3+4, Security Conference Entrance Upgrade and Crisis Management Centre. The North Wall requires Security fortification and height increase with necessary installations and technologies adjacent to the North Car Park. The existing concrete carparking structure has recently been structurally upgraded to support a four- storey parking structure. This project is to construct the final two parking levels, upgrading the remainder to all applicable international codes, enabling a further estimated180 car space. A connection with a visual security canopy (possible tensile structure) connecting to the VIP Conference Centre entrance and modifications is also envisaged. In addition, projects involve physical security upgrades to Architectural areas, phased reinforcement, and rebuilding parts of the 1.6km perimeter wall and could centralize three core areas relating to security and Crisis management into a single partitioned space. These include the Crisis Management Team, UNDSS Control & SSS control. Each control section has varied requirements regarding the equipment, furniture, and layout however generally, this project would involve the internal fit out of an existing or new purpose-built space. This fit out would include new floor, wall, and ceiling finishes inc. noise isolation/attenuation, surveillance, new lighting, communications, Wi-Fi, data, access controls and general power, new dry and wet fire services | new doors and door hardware, new fresh air-conditioned supply air | new furniture. The support for significant technology infrastructure located in these spaces would need to be accommodated including such systems as CCTV, IDS (Intruder Detection System), Fire Alarm monitoring, Centralized access lockdown, Satellite connectivity, Cellular Network emergency broadcast, UHF/VHF radio connectivity, general communications, and data. 1.1.3 SECURITY MAIN ENTRANCE AND PERIMETER: Security of Gate 2, Delegate and Registration Buildings and Security Perimeter Walls. This includes an upgrade/enlargement to two building to meet accessibility, safety and security standards, as well as improving the security and amenity of the pedestrian and vehicular gates, perimeter walls in the area, functional flow of pedestrians and vehicles along with the building spaces for Security, Mail Screening, Security Officer lockers, Transport Section and other functions. The exterior perimeter wall is part of this project and similar perimeter wall upgrades and changes on the remainder 1 km exterior may be required. 1.1.4 EMERGENT SWING SPACE AND EARLY WORKS: Fit outs such as Limpopo Lower Level 2 Fit out or early works/swing space creation The UNECA may utilize a single level of the Limpopo Building as a “multi-use” space which could be easily converted to either office swing space or as a staff Gym/recreation center. Other spaces may be required. The first phase is to immediately renovate for a leading-edge laboratory area and a new clinic or renovated existing clinic area is planned at the end of the decade. 1.1.8 FACILITY PHASED PROJECTS/UPGRADES: Fit outs, some building upgrades may be required and a repair of the 2014 Zambezi Building granite exterior cladding is foreseen.
