Součástí plnění je rovněž odstranění stávajících garáží a únikového schodiště, provedení sanací, stavebních úprav, nových konstrukcí, vnitřních dispozic, dokončovacích prací a napojení na technickou infrastrukturu. Součástí předmětu plnění je dále realizace všech souvisejících stavebních objektů a technických zařízení stavby, zejména stavební objekt SO 01 – stávající budova divadla dotčená přístavbou a rekonstrukcí, SO 100 – komunikace, chodníky a zpevněné plochy, SO 200 –přípojka plynovodu, SO 202 – nově navržené vedení dešťové kanalizace, SO 203 – nově navržené vedení veřejného osvětlení a SO 204 – nově navržené geotermální vrty. Součástí předmětu plnění je i realizace stavby Drobné stavby na parc.č. 1009 a oplocení umisťované na pozemcích parc.č. 1009, 930 a st. 350/1, k.ú.Vrchlabí dle projektové dokumentace „ Drobné stavby na parc.č. 1009 a oplocení“, zpracovatel ARCHAPLAN, zodpovědný projektant Ing. Robert Prix, a dle podmínek uvedených v Dohodě o podmínkách realizace stavebního záměru města uzavřené dne 16.03.2025. Předmět plnění zahrnuje také dodávku a montáž souvisejících technických a technologických systémů, zejména vytápění, plynových zařízení, tepelných čerpadel systému země–voda včetně geotermálních vrtů, vzduchotechniky, chlazení, zdravotně technických instalací, silnoproudých a slaboproudých rozvodů, systému měření a regulace, elektronické požární signalizace, dodávku gastro zařízení, stavební připravenost pro divadelní techniku (jevištní technika, zvuková a video technika, scénické osvětlení) a dodávku dalších profesních částí nezbytných pro řádné dokončení a uvedení stavby do provozu.
