To fulfill this legal obligation, the Client plans to address the growing space requirements through a comprehensive school construction and modernization program. This program includes necessary new construction, conversion, and renovation measures for 27 school facilities. The program encompasses all types of schools, including primary, special education, and secondary schools. The expansion and conversion of the Sonnenschule, Lange Malterse 18, 44795 Bochum, is now to be carried out as part of this school construction program. The expansion and renovation of the Sonnenschule (Sun School) is to be carried out by a general contractor. The Sonnenschule is a planned four-stream primary school in the Weitmar district of Bochum. The school grounds comprise an existing school building (approx. 900 m² built area), a sports hall (approx. 500 m²), and extensive schoolyard and green spaces. The existing building is not wheelchair accessible. The current student population of 206 (school year 2023/24) is projected to increase to 276 by the 2030/31 school year. The existing classroom and after-school care areas are insufficient for this demand. The expansion is required in both the classroom area (+4 classrooms) and the after-school care area (+142 m²). The planned project will be implemented in three phases: Phase 1: Temporary container facility (in use from the 2025/26 school year) / already completed. Phase 2: New cluster building (in use from the 2030/31 school year). According to the attached feasibility study, the new building is planned as a two- to three-story structure in an L-shaped form along Lange Malterse Street and at the entrance to the schoolyard. The aim is a compact building that minimizes fragmentation of the schoolyard and largely preserves the existing trees. Phase 3: Conversion/repurposing of existing building (after completion of the new building). The conversion measures in the existing building essentially involve the repurposing of individual rooms on the basement, ground floor, and first floor. Simultaneously, the creation of the southern, paved and unpaved schoolyard area is planned after completion of the new building. This encompasses approximately 2,245 m².The subject of this tender is the planning and construction of the building extension, including preparatory work, as described in the functional specification.
