The Stadt Bochum in Germany from Europe region has released this tender for The city of Bochum (hereinafter "Contractor") faces the challenge of meeting the continuously growing space demand due to increasing school enrollments in the Bochum urban area. In this context, in addition to the need for renovation and maintenance measures for existing school buildings, there is a significant need for the creation of new sports and learning spaces. The Contractor is legally obligated under the School Act to carry out school development planning. To fulfill this statutory obligation, the Contractor plans to address the growing space demand through a comprehensive school construction and modernization program. This program includes necessary new construction, renovation, and maintenance measures for 27 educational facilities. The program covers all types of schools and applies to primary, supplementary, and secondary schools. Within this school construction program, the expansion and renovation of the Sonnenschule at Lange Malterse 18, 44795 Bochum is now to be carried out. The physical expansion and renovation of the Sonnenschule shall be carried out by a total contractor / total subcontractor. The Sonnenschule is a four-class primary school in the Bochum district of Weitmar. The school site comprises an existing school building (approx. 900 m² built-up area), a sports hall (approx. 500 m²), as well as extensive school yard and green areas. The existing building is not accessible in a barrier-free manner. The current student enrollment of 206 students (academic year 2023/24) is projected to increase to 276 students by the academic year 2030/31. The existing teaching and OGS areas are insufficient to meet this demand. The expansion requirement arises both in the teaching area (+4 teaching rooms) and in the OGS area (+142 m²). The planned measure is to be implemented in three steps: Step 1: Temporary container installation (operation from academic year 2025/26) / already completed Step 2: New construction cluster (operation from academic year 2030/31) The new construction is intended, according to the attached feasibility study, to be a two- or three-story building in an L-shaped footprint along Lange Malterse street and at the entrance to the school yard. The goal is a compact development that minimizes the fragmentation of the school yard and preserves the existing tree cover as much as possible. Step 3: Renovation / repurposing of existing buildings (after completion of new construction) The renovation measures in the existing building essentially involve the repurposing of individual rooms in the basement, ground floor, and first floor. At the same time, the creation of the southern, paved and unpaved school yard areas after the completion of the new construction is planned. This covers an area of approximately 2,245 m². The subject of this tender is the planning and construction of the physical expansion, including preparatory works, as described in the interface descriptions in the functional performance description.
