Conversion and expansion of the montessori school-tga specialist planning hlsk alg 1-3 8 -lph 1-9 The Montessori school is located at Spitalhofstrasse 37 in 94032 Passau on a property with a total area of around 7 000 m The inventory currently includes a six -storey school building component A which is connected to another four -storey school building component B via a two -storey connecting building component C These buildings were built in 1960 as part of the then vocational school in Passau which originally consisted of four building bodies In 1964 there was an expansion by the new construction of so -called heavy workshops with two additional parts of the building In the following years individual renovations on the facades were carried out and a photovoltaic system was installed on component B In 2001 three parts of the building - including the workshops and the caretaker apartment - were canceled In the same year the Montessori school moved into the remaining building complex Most of the building technology still corresponds to the original old stock The heat supply takes place via a biomass system which is supported by the existing oil heating when the base load is exceeded For a detailed assessment of the technical building equipment reference is made to the project documents There is currently no fire alarm system In terms of fire protection there is a comprehensive need for renovation which is to be implemented in the course of a new building or conversion renovation Since the buildings do not meet the current technical standards or today s usage requirements a fundamental structural restructuring is required A pollutant examination was carried out in advance which documented loads with the usual building materials at the time Based on this above Investigations have been created an economic audit that contrasts the costs of a general renovation to the costs of a replacement new building The new conception provides for component B to continue to use and to rebuild components A and C The existing school building component B is expanded by the construction of an auditorium and a building seal to the street The government of Lower Bavaria has fundamentally approved a replacement building as part of the profitability test since the costs of a general renovation would be over 80 of new construction costs The construction planning law feasibility of the concept was examined and positively approved by the city of Passau in the course of a preliminary building request For this construction project the services of TGA specialist planning HLSK ALG 1-3 8 in accordance with Sections 53 ff HOAI-performance phases 1-9 are required
