Conversion of former slaughterhouse building planning technical equipment event technology 55 56 hoai lp 1-3 5-9 Planning service technical equipment event technology 55 56 HOAI LP 1-3 5-9 gradually initially LP 1-3 system groups 4 5 7 53 HOAI The Schlachthofquartier is an urban building complex northwest of the city center of Offenburg at Wasserstra e 22 The central building was built in 1905 06 in the historicist style and operated as a slaughterhouse until 2019 Following the decision to change the use of the cultural monument the newly defined redevelopment area was provided with funding from two federal-state programs amounting to approximately 5 million In 2020 21 an urban development ideas competition for the Schlachthofquartier was held which K9 Architects Freiburg and w p Landschaftsarchitekten won In 2022 Sutter3 architects from Freiburg created a usage concept for the further development of the slaughterhouse quarter into the CANVAS creative center The first buildings on the site have already been or are being converted or constructed The buildings advertised here are described in the usage concept as follows - 1 1 slaughterhouse building 3000 m GFA 1950 m NUF - 1 2 pigsty 120 m GFA 80 m NUF - 1 3 pump house 130 m GFA 80 m NUF - 2 youth cultural facilities 550 m GFA 360 m NUF These listed buildings need to be renovated and repaired The historical structure and the overall appearance will remain in their industrial character even after the construction work Wall breakthroughs and openings will be coordinated with the monument authority The slaughterhouse building is to be converted to be climate-neutral partly with external insulation roof and partly with internal insulation walls and floor In the concept the slaughterhouse areas will be distributed to the new use as follows - 560 m common area main hall - 650 m art culture scene - 920 m creative industries startups - 710 m event venue and youth cultural center - 250 m gastronomy In the area of the former power station as part of the old slaughterhouse building a new event venue with an individual and multifunctional character is being built The aim is to meaningfully supplement the existing cultural infrastructure of the city of Offenburg and to create a flexible space for a wide variety of event formats The central event hall will be equipped with a modular stage that can be retracted at ground level allowing for versatile performance By dispensing with fixed seating a maximum usable open area of around 365 m is created which can be flexibly adapted to the respective requirements The necessary additional rooms - for example for technology storage artists dressing rooms or catering - are functional and arranged directly adjacent to the hall to ensure smooth processes The venue will also be used by the operator of the neighboring arthouse art house cinema Therefore close coordination with the relevant specialist planner for cinema technology is essential In addition collaboration with a separately commissioned specialist planner for room acoustics is required to ensure optimal acoustic quality for all event formats Using this process a planner is now being sought for the event technology sector who will carry out the service phases according to HOAI up to commissioning
