The tender was published by City of Winsen Luhe on 04 Mar 2026 for Development planning The city of Winsen Luhe is planning to designate a commercial area in the Scharmbeck district The B-Plan Scharmbeck No 7 Commercial Area Am Bach planning area is located on the eastern edge of the town The area is accessed via the Am Bach street to the south The area is a good 3 5 hectares in size and is to be designated as restricted commercial space GEe suitable for residential use The area should primarily serve to establish and expand local businesses some of which would like to relocate from residential surroundings to the new planning area The planning area is located in the water protection area Winsen Stelle Ashausen which is assigned to protection zone IIIA in the planning area It is planned to collect all surface water from the area traffic areas and adjacent parcels and discharge it into the existing rain retention basin to the west of the area The planning services to be awarded should essentially include the following measures Planning of the traffic development of the area including RE draft for the connection to the Am Bach street In addition the street Am Bach in the area where it joins the access road needs to be adapted This includes among other things extending the sidewalk on the north side of the Am Bach street into the development area Planning of surface drainage taking into account the existing drainage systems All surface water from traffic areas and adjacent parcels should be collected cleaned and fed into the existing rain retention basin The performance of the existing rain retention basin must be checked If it turns out that the rain retention basin is undersized a corresponding expansion of the rain retention basin or appropriate retention should be provided Planning the waste water drainage taking into account the existing waste water systems If possible dirty water should be drained using a gravity gradient If this is not possible a pumping station should be provided.
