The Berlinovo Immobilien Gesellschaft mbH in Germany from Europe region has released this tender for Project: General planning contract for the renovation/energy-efficient refurbishment of the building envelope (facade, windows, balconies, roof + canopies); optimization of the heating system. Property: Residential complex 9 - Apartments. Location: 12349 Berlin, Buckower Damm 91, 93 / 109, 111, 113, 115 / 135, 137. Berlinovo Apartment GmbH manages and operates the apartment complex at Buckower Damm 91 to 137 (WA 9). Built in 1968, it consists of three blocks with eight buildings/entrances and a total of 555 one-room apartments. Buildings 91 to 115 are four stories high; buildings 137/138 are six stories high; all buildings have basements. Heating and hot water are supplied by a gas boiler system located in the basement of building 135. The individual buildings are supplied with district heating via district heating pipes and substations. The roofs of buildings 115 and 135/137, in particular, are in a dilapidated state and in need of renovation. The roofing membranes are cracked and warped in many areas, and countless temporary repairs have resulted in a patchwork of patches. On the roof of building 115, water is also seeping underneath the adjacent, already renovated roof structure of building 113. Plans are in place to equip all roofs with photovoltaic (PV) systems. Preparatory investigations and measures (pre-installation) are required for this. The roofs will then be leased – according to the current plan – to the Berlin municipal utility company (Stadtwerke Berlin) for the installation, use, and operation of the PV systems. Once the preliminary planning and potential renovation options are available, the subsequent planning steps will be discussed and decided upon jointly with the client. The client's goal is to maintain the existing properties in a modern and sustainably rentable condition for the coming years/decades. Both economic efficiency and sustainability are paramount. Key tasks within the project include: • Energy-efficient renovation of the building envelope (insulation of the facade and replacement of windows, including building physics considerations) • Concrete repair of the facade/balconies • Repair of individual roofs (buildings 115, 135, and 137) and canopies that have not yet been renovated; possibly also the roof of building 113 • Analysis of options for optimizing the heating system; Possible implementation • Addressing the issue of "missing fire compartmentation in the dead-end corridors in buildings 109 and 115" • Preparing for PV installations / Assisting with the leasing of roof areas (installation / operation of PV by a contractor) • Advising / Assisting / Supporting in the application for subsidies • Dividing cost estimates into modernization and repair components (further breakdowns as needed, e.g., eligible measures for subsidies, etc.) • Optional:Investigation of relocating the internal stormwater drainage to the exterior (facade). The individual measures deemed necessary and/or sensible will be evaluated. Based on this, the actual construction requirements for phases 2 and 3 will be agreed upon in detail with the client (modular approach). Proposed phased commissioning: Phase 1: Service phases 1-2 HOAI; Phase 2: Service phase 3 HOAI; Phase 3: Service phases 5-7 HOAI; Phase 4: Service phases 8-9 HOAI.
