These existing buildings must be demolished and disposed of. Three building-related expert reports have already been completed. The property lies within the area covered by development plan 622 A1 - Friedrich-Engels-Allee/West. The planned administration building will require office space for 160 employees. In addition to the office space itself, other rooms necessary for administrative operations, such as meeting rooms, break rooms, archives, kitchenettes, a large, multifunctional conference room for up to 100 people, and a small, clearly separated public visitor area, must be included. The new administration building must be designed to be barrier-free. Current needs assessments anticipate a gross floor area (GFA) of approximately 4,000 m² and a usable floor area (NUF) of approximately 2,500 m². As part of the planning process, opportunities for optimizing office space, as well as for consolidating and repurposing ancillary, service, and special-purpose areas, must be examined and evaluated. The requirements of the Federal Office for Social Security (BAS) applicable to the client must be considered and adhered to. The client places particular emphasis on sustainable concepts and technologies, both in construction and operation. In addition to the parking spaces required by municipal law, the outdoor area requires charging stations and parking spaces for company cars, bicycles, and motorcycles. In order to realize the construction project,In addition to the usual building permits, approvals from the Federal Office for Social Security (BAS), the client's supervisory authority, must also be obtained.
