Living at klucksgraben - lot 2 - property planning for flexible terraced house units Property planning buildings and interiors Living at Klucksgraben in Leipzig Lot 2 - Development of flexible terraced house units in the 3rd BA Rehbacher Str Concern and goal of the procedure On the LESG property the planning area of development plan No 437 Living at Klucksgraben a new individual residential area with around 250 residential units is to be created on a total of around 26 5 hectares which are to be implemented in four construction phases In addition to an individual single-family house development to be built by the respective property buyers and a functional center in the Klucksgraben- Weigandtweg intersection area the area is also to be characterized by terraced houses in the sub-areas shown in the following plan Some of these properties are to be marketed to building groups owner-occupiers for individual construction implementation Turnkey marketing of terraced houses directly to end users is also being considered The aim of the process is to develop ideas for a contemporary sustainable and space-saving terraced house development which as possible prototypes can react flexibly to different user requirements in the course of marketing to building groups owner-occupiers but in which a turnkey concept can also be implemented Two lots are planned for the development of the terraced house development Lot 1 - Type development for the development along the street Am Klucksgraben - not part of the tender Lot 2 - Type development of a group of terraced houses in the 3rd BA Rehbacher Stra e Terraced house group consisting of 5 terraced houses model building lot lot 2 - 2 end terraced houses and 3 middle terraced houses The required parking spaces 1 parking space per residential unit must be provided in the assigned central parking spaces in the immediate vicinity of the property The type development of the terraced house group is to be transferred to further construction phases Construction method construction is open It is expected that further 12-14 terraced house groups will be possible in the next construction areas which will be planned and implemented at different intervals The 2-stage VgV process creates an office or applicant community wanted for property planning buildings and interiors The structural implementation of the measure will be decided in the first planning phase probably with a general contractor The commissioning takes place gradually initially only for service phases 1-4 Based on the HOAI flat rate as a fixed price The commissioning of planning services consists of two possible stages Level 1 LPH 1-4 Level 2 LPH 5-9 Further assignment of level 2 LPH 5-9 is to be seen as an option a requirement There is no possibility of further commissioning beyond service phase 4 HOAI With the publication of this call for tenders on evergabe the documents are available for the first time Process stage stored and made available for download The documents for the 2nd stage except the award will only be sent to the invitation upon invitation selected applicants are integrated into the tender documents on evergabe and become Available on demand For award criteria see also tender Quality criterion Name Urban planning architectural quality weighting 30 00 Sustainability 20 Name Personnel and Presentation Weight 15 00 Cost criterion Name Space cost efficiency fee offer weighting 35 00
