Tender Summary

The TUM University Hospital Rechts der Isar, Technical Operations and Construction in Germany from Europe region has released this tender for The TUM University Hospital Rechts der Isar is planning the construction of a new building to replace the existing South Surgical Center (OPZ Süd) and its associated functional areas on the hospitals main campus in Munich-Haidhausen. This project is prompted by the critical infrastructural condition of the existing Surgical Center South. The buildings technical equipment and essential medical technology are completely obsolete. Due to a ventilation system failure, two of the original ten operating rooms have already been permanently taken out of service. Renovating the existing building while it remains operational is not feasible. The new building will ensure the long-term clinical capacity of the hospital and will include, in particular: replacement of eight operating rooms in the existing Surgical Center South; construction of a new interdisciplinary intensive care unit with approximately 20 beds; construction of a new unit for allogeneic stem cell transplantation with nine beds; space for the urology outpatient clinic to replace areas in the existing building that will be shaded in the future; and integration with the hospitals existing clinical and logistical infrastructure. The replacement building is being constructed on a previously undeveloped plot of land at Ismaninger Straße 22, directly adjacent to the existing buildings 561 and 562 of the hospital. The direct connection to the existing North Surgical Center and other existing buildings will allow for the utilization of structural, technical, and organizational synergies. At the same time, the project represents a crucial preliminary step for the long-term development of the hospital site. The building is planned as a highly sophisticated new hospital building with two basement levels and several above-ground levels. In addition to medical facilities, the project includes extensive technical infrastructure, particularly for: heating, cooling and heat recovery, sanitary and drinking water supply, medical gases, ventilation and air conditioning systems in accordance with DIN 1946-4, building automation, fire alarm and extinguishing systems, medium and low-voltage supply, emergency power supply and battery backup, data technology and telecommunications, medical technology, photovoltaic and energy supply systems. Due to its location within an ongoing hospital operation, the construction project is subject to special requirements. The construction site is located between existing hospital buildings and the busy Ismaninger Straße, which has a tram connection. Construction site logistics, utilities, securing the existing buildings, and maintaining hospital operations present particular planning and organizational challenges. Extensive measures for noise, dust, vibration, and visual protection are also required. The current cost estimate is approximately €91.75 million gross (cost groups 200-700). The current project schedule anticipates the commissioning of the planning team in early 2027.The project anticipates completion of the preliminary design in 2028, the start of construction in 2029, and completion of the building project in 2033. Due to the highly complex medical applications, the extensive building services, the challenging inner-city site conditions, and the integration into ongoing hospital operations, the project represents a technically and organizationally demanding construction undertaking. The goal is the construction of a modern, highly sophisticated building complex to ensure the long-term provision of surgical and intensive care services at the TUM University Hospital Rechts der Isar.
