The Middelfart Kommune in Denmark from Europe region has released this tender for The tender is being conducted as a restricted tender pursuant to sections 58-60 of the Danish Public Procurement Act The tender concerns total consultancy architectural and engineering services in connection with the construction and expansion of a nursing home at Rudb ksh j Nursing Home Strib Landevej 58 5500 Middelfart The project is an initiative initiated by the Elderly Council the Social and Health Committee and the Technical Committee regarding capacity expansion in the elderly area where there will be a demographic need for expansion of nursing home capacity Totalr dgiver s services are based on a prepared concept paper and concern programming design tendering and construction of construction with 32 new homes with associated service areas and outdoor areas The project must be carried out during the current operation of the existing nursing home with renovation and demolition of current outdoor and indoor areas as well as the establishment of new parking spaces and access conditions It is expected that the construction will be carried out in 2-3 stages to reduce operational disruptions Based on the concept proposal and space program the Totalr dgiver together with Middelfart Municipality must further develop and specify the concept proposal for the upcoming expansion of the nursing home The Totalr dgiver must carry out the design tender execution handover and completion of a 1-year review The Totalr dgiver is responsible for applying for support approval from the Social and Housing Agency and the updated rates from the Landsbyggefonden through the digital system BOSSINF-STB where forms A B and C form part of the approval Technical advice and assistance in this tender consists of among other things architectural and engineering services certified fire technical advice and certified statics The advisor must have experience with public construction The project is expected to include the following Subproject 3 - New building with 16 new nursing homes with living rooms kitchens and service areas for staff - including the establishment of outdoor areas Subprojects 1 and 2 Existing atriums and parking areas will be demolished and 16 new homes will be built with living rooms kitchens and service areas Construction of parking areas path systems and outdoor areas The total consultancy which is described in the complete project material mainly includes the following tasks Carrying out consultancy in accordance with Annexes 2 and 3 as well as tender annexes Establishment of new nursing homes and service areas including all technical installations facilities outdoor areas such as paths and parking and gardens Establishment of access areas for citizens and staff Accessibility The design must take into account accessibility including doors bathrooms and hygiene facilities The consultant has budgetary responsibility in connection with the task cf clause 10 of the total consultancy agreement The total financial framework is calculated based on the Danish Social and Housing Agency s maximum amount for public construction in the second quarter of 2026 attached with a price per m2 of DKK 29 410 incl VAT and with an estimated total building area of 2079 m2 for the residential part and a total building area including service area of 509 m2 Based on the sketch and concept presentation the construction costs are expected to amount to DKK 61 143 390 incl VAT The construction costs include parking spaces which are calculated at DKK 1 250 000 incl VAT and equipment lifts and beds which are calculated at DKK 1 440 000 incl VAT The amount allocated for service areas for Middelfart Municipality is DKK 14 081 000 incl VAT DKK 3 218 400 incl VAT has been allocated for client deliveries The total for construction costs including parking spaces and equipment service area and client deliveries will be DKK 78 442 790 incl VAT The consultant is responsible for dividing the accounts for nursing homes and service area according to applicable calculation rules Construction costs must follow Middelfart Municipality s construction framework - but the latest framework amount can be allocated which must be approved by the municipality If the budget from the Danish Social and Housing Agency has changed before project calculation and there is a need for a higher budget before Form A is submitted a separate case must be prepared in the municipality with approval of the new budget Reference is made to the entire tender documentation including the general consultant agreement with annexes for a further description of the scope of the tasks The general consultant agreement is based on ABR 18 and the Service Description for Construction and Landscape YBL 18 with tender notice no. 668143-2026 published on 07 Oct 2026.
